At Pacey Wingent Dickson, some of our most satisfying sales are the ones that don't happen through the usual channels. A recent chain involving two properties in Fetcham and Bookham is a good example of what can happen when local knowledge and a proactive approach come together.

Our buyer, a cash purchaser already living in rented accommodation in the village, had been searching for the right property for some time. He'd viewed several homes with us and with other agents locally, going back for second viewings on a number of occasions, but nothing had quite ticked every box. It's a familiar story for many buyers in a village as sought-after as this one: the right budget and the right area, but the right property proving elusive.

Rather than simply waiting for new instructions to come in, our team went back through our historic valuations to think about which properties in the area might genuinely suit him, even if they weren't currently on the market. One property stood out. We picked up the phone to the vendors, and after a conversation about the opportunity, they agreed to a private, off-market viewing.

The property clicked. A second viewing followed, an offer was made, and it was accepted shortly after.

That, of course, was only half the job. The vendors now needed to find their own onward purchase, and with a sale agreed but no chain behind them, timing mattered. As it happened, we were just about to launch a chain-free detached bungalow to the open market. Rather than let it go live and risk losing the moment, we arranged for the vendors to view it before it launched. It was a good match, an offer was agreed, and the whole chain fell into place.

Within a short space of time, we'd taken a buyer who had been searching for months and a set of vendors who hadn't yet come to market, and turned them into a completed, two-property chain, now exchanged.

It's a nice reminder of what a proactive, locally focused agency can do. Sometimes the right property for a buyer isn't the one that's listed online, it's the one your agent already knows about.
