If you're a landlord in Bookham or anywhere in the UK, there's a new requirement heading your way that's worth getting ahead of now rather than scrambling later. The government has confirmed the launch of the Register Your Rental Property Service, a national landlord database forming the second phase of the Renters' Rights Act reforms. Here's what it means for you, and when.

What the database actually is

In simple terms, it's a central register where landlords will need to record their details and their property's details. The idea behind it is threefold: it gives you a straightforward way to demonstrate you're meeting your legal obligations, it lets tenants check that their landlord is compliant, and it gives local authorities a clearer way to identify and act on landlords who aren't.

It's important to be clear that this is a national requirement, it applies to landlords right across England, not just certain areas. What's staggered by region is simply when your registration window opens and closes, not whether the law applies to you. So even if your registration deadline is still some way off, the obligation itself is already on its way for every landlord in the country.

Once it's live in your region, you won't be able to lawfully let a property without having completed registration, so this isn't something to file away and forget about.

What you'll need to provide

For most individual landlords, registration will mean submitting the property address, the type of dwelling and number of bedrooms, and the current tenancy status, along with your name, a correspondence address (a PO Box won't be accepted) and an email address. You'll also need to confirm details of the ownership structure, including any freeholder, superior landlord or property manager involved.

If you own through a company, the requirements are a little more involved: the organisation's name, type, registered address and contact details, plus information about the individual submitting the registration, your Companies House number or the details of directors, trustees or partners, and a charity registration number if that applies.

On top of that, every registration will need the number of occupants and households, any licensing requirements and licence numbers, whether the property is furnished, the rent and how often it's paid, what utilities are included, and up-to-date gas safety, electrical safety and EPC information. If any of that paperwork is out of date, now's a good time to sort it, well before your region's registration window opens.

Key dates for the South East

Registration is being rolled out region by region rather than all at once, starting with the West Midlands on 15th December 2026. For our patch here in the South East, the window opens on 15th March 2027 and runs through to a deadline of 14th June 2027, giving landlords a three-month registration period.

One important point: it's the location of the property that determines your deadline, not where you personally live. So if you own rental property in more than one region, you may be working to more than one date.

What it will cost

There's an annual registration fee of £65 per property, which will need to be renewed each year to keep your registration current.

What happens if you don't register

Once your region's deadline has passed, a property simply can't be let lawfully without a completed registration. Beyond the financial penalties, that also means the real risk of extended void periods while you get compliant, and the lost rental income that comes with it.

Our advice

With the South East window not opening until March 2027, there's no need to panic, but there's every reason to start getting your paperwork in order now. If your gas safety certificate, EPC or electrical safety certificate is due for renewal, or if you're not entirely sure of your ownership structure on paper, it's far easier to sort that out with months to spare than in the middle of a three-month registration window with everyone else in the South East doing the same thing.

If you'd like a hand understanding how this affects your properties, or want us to help make sure everything's in order ahead of the deadline, get in touch with the team at PWD in Bookham. We'll be keeping a close eye on this as more detail becomes available and will keep our landlords updated as we approach the registration window.
